In heavily shaded locations with tall eucalypt canopy overhead, a tile roof can develop moss within 3–5 years of a clean or coating. In more open positions with good airflow and sun exposure, a coated roof may stay clean for considerably longer. As a practical guide, we recommend an inspection every 5 years to catch moss before it becomes established, and a clean-and-recoat when the coating is visibly worn or organic growth has taken hold.

A correctly calibrated pressure wash on a sound concrete or terracotta tile is safe and effective. The pressure and nozzle type need to be appropriate for the tile age and condition — very old, friable terracotta is washed at lower pressure. On heritage properties with fragile original tiles, we discuss the appropriate approach during the quote rather than applying a standard pressure.

In some cases, yes — if the tiles are clean, in good condition and the ridge mortar is sound, a clean-and-coat without full repointing may be appropriate. However, coating over failing ridge mortar or loose tiles just seals problems in rather than fixing them. Our inspection assesses what needs to happen before a coating can be applied responsibly.

A roof that has been coated in the last several years and is accumulating moss in shaded areas may need cleaning only — particularly if the existing coat is still intact and adhering. If the coating is visibly chalking (leaves a colour residue when you rub it with a finger), peeling at the edges, or starting to crack, it has reached the end of its service life and a clean plus recoat is the better investment. We assess the coating condition during the inspection and give you an honest recommendation without a financial interest in up-selling the larger scope.

A quality elastomeric coating is safe for rainwater collection once it has fully cured — typically after several rain events have washed the initial surface from the tile. We confirm the specific safe-to-collect period for the product used in your quote. During and immediately after application, we recommend diverting tank inlets until the roof has been rained on and flushed at least once.

Quality elastomeric coatings need to be applied and allowed to cure in dry conditions — we do not coat in rain or when rain is forecast within the curing window required by the product. If an unexpected shower falls shortly after application, we assess whether the coat has been affected and re-apply any area that hasn't cured correctly. No — a cleaning job addresses the surface condition: removing moss, lichen and organic debris. A full restoration goes further: it includes high-pressure cleaning, but also ridge cap re-bedding and repointing, individual tile repairs, and a protective coat applied in sequence over the prepared surface.
